Plumbing & heating explained

Plumbing and heating covers two related trades that often overlap in a single visit. Plumbing deals with cold and hot water pipework, taps, toilets, sinks, wastes and drains. Heating covers boilers, radiators, hot water cylinders, controls and the pipework between them. Gas work is a separate, legally restricted specialism sitting on top of both. Many household jobs fall into more than one group, so ask what a quote actually includes.

A confident householder can change a tap washer, bleed a radiator or clear a sink trap. Work on gas pipework, boilers and flues is different. Under the Gas Safety (Installation and Use) Regulations 1998, enforced by HSE, that work needs a Gas Safe registered engineer. Boiler replacements and unvented hot water cylinders are also notifiable under Building Regulations. If a job involves gas, a mains pressure cylinder or wiring, use a registered professional.

Property age and type change the work considerably. Older terraces often have lead or steel pipework, shared drains and pipe runs boxed into tight spaces. Flats add access problems, soil stack repairs and freeholder consent. Hard water areas scale cylinders, showers and heat exchangers much faster. Rural homes on private water supplies or septic systems need different checks. An open vented system with a loft tank behaves quite unlike a sealed combi setup.

What moves the price

How urgent the job is
A booked daytime visit with the first hour included typically runs £80 to £160, while nights, weekends and bank holidays commonly cost £150 to £300 before parts.
Whether gas or unvented work applies
Gas Safe registered engineers and those qualified on unvented cylinders charge more than general plumbers, so hourly labour tends to sit at £60 to £100 rather than £45 to £75.
Repair against full system replacement
A tap cartridge or radiator valve swap is usually £80 to £180, a replacement radiator £200 to £450, and a like for like combi boiler £2,000 to £3,500 fitted.
Access to pipes and making good
Pipework buried in screed, tiled walls or boxed behind fitted units adds hours of labour, plus roughly £150 to £600 to tile, plaster and decorate afterwards.
Where you are in the UK
London and the South East usually run 20 to 40 per cent above rates in the North and Midlands, which shows up most on multi day bathroom and heating work.

Figures are indicative typical ranges for the UK, not quotes. Always get written quotes before work starts.

Before you enquire

  • Locate the main stopcock, radiator and appliance isolation valves and the boiler switch.
  • Note the boiler make, model, age and any fault code on the display.
  • Check the engineer's number on the Gas Safe Register before gas work begins.
  • Ask for a written quote splitting labour, parts and making good.

Common questions

Can I fit or replace a boiler myself?

No. Work on a gas boiler, its pipework and its flue must be done by a Gas Safe registered engineer, and doing it yourself is an offence under the Gas Safety (Installation and Use) Regulations 1998. A boiler replacement is also notifiable under Building Regulations, and a registered installer can certify the work for you. You can safely prepare the area, clear access and decorate once the installation is signed off.

How much does a boiler service cost in the UK?

A standard annual service is typically £90 to £150, with slightly more in London and for older or less common appliances. Many manufacturers require an annual service by a Gas Safe registered engineer to keep the warranty valid, so check the paperwork before skipping one. Landlords need a separate annual gas safety check on every appliance, which usually costs £80 to £150 for one boiler and more where there are gas fires or cookers.

Who is responsible for a blocked drain outside my house?

In England and Wales, lateral drains beyond your property boundary and shared sewers transferred to the water and sewerage companies in 2011. So if the blockage is in a shared run or past your boundary, contact your water company first, as it will usually clear it at no charge. Drains and gullies that serve only your home and sit inside your boundary remain yours, and clearing one costs around £80 to £150, or £150 to £350 if jetting is needed.

Why is my radiator cold at the bottom but warm at the top?

Cold at the bottom with heat at the top normally means sludge and corrosion debris have settled inside the radiator. Cold at the top with a warm bottom is usually trapped air, which you can release yourself with a bleed key in a few minutes. Sludge needs the system flushing, which costs about £150 to £300 for a chemical clean and £350 to £800 for a power flush, depending on radiator count. Ask for a magnetic filter at the same time, usually £150 to £250 fitted, to slow the problem returning.
