You have had the survey, chosen the contractor and agreed a date. The quality of damp proofing work depends a surprising amount on what the householder does in the days before it starts. Contractors in Guildford work in tight Victorian terraces, hillside houses with awkward access and busy student lets, so a little preparation saves hours on the day and keeps the quote intact. This checklist covers the week before, the morning of, and the questions to settle before the first hole is drilled.
A week before damp proofing in Guildford starts
- Confirm the scope in writing. Which walls, how far up the plaster comes off, whether the damp proof course is injected or physical, what replastering system is specified, and the drying time before decoration. If the quote says damp proof injection to the front elevation, make sure both of you mean the same wall.
- Check the guarantee paperwork. Ask for the insurance-backed guarantee details now, not when the invoice arrives. Note who underwrites it.
- Tell the neighbours. Drilling into a party wall in a terrace is loud. In a semi or terrace, the damp proof course should ideally continue into the neighbour’s wall; some contractors will ask for access or at least permission to drill up to the boundary.
- Arrange parking. Guildford Borough Council runs permit zones across much of the town centre and the streets around the station and the university. Ask the firm whether it needs a visitor permit or a suspension for a skip.
- Order a skip if the quote excludes waste. Old plaster is heavy. If the contractor is removing it, check they are a registered waste carrier with the Environment Agency.
- Book an electrician if needed. Sockets and switches on the affected walls may have to be removed and refitted. Agree who does this.
The day before
- Empty the affected rooms as far as you can. Furniture that stays should be moved to the centre and covered; plaster dust gets everywhere.
- Take up carpets and underlay along the affected walls, or agree that the contractor will. Remove skirting boards only if asked; many firms prefer to do it.
- Take down curtains, pictures, shelving and radiators on the affected walls. If a radiator must come off, that is a plumbing job, so agree it in advance.
- Photograph every room, including floors and skirtings, so there is a record of the condition before work starts.
- Clear the external side of each wall: pots, bins, bikes, climbing plants. Injection is often done from outside, and the technician needs the full length of the wall.
- Find and label the stopcock, the consumer unit and any pipes or cables buried in the walls to be drilled. If you have an old plan or know a cable runs diagonally, say so.
- Arrange for pets and children to be elsewhere while drilling and plaster removal happen.
Questions to settle on the morning
Walk the job with the lead technician before anything starts. Confirm the walls, the height the plaster comes off (typically at least 300 mm above the last visible sign of damp), the injection line and where it runs relative to the external ground level. Ask how many days the work takes, whether the same people attend each day, and when the replastering happens. Agree what is left clean at the end of each day, where materials are stored and whether they need power and water. Ask when you can decorate; the honest answer is weeks or months, because the new plaster and the wall behind it must dry, and painting early with vinyl emulsion undoes the work. Searching how to treat damp walls internally will tell you what the plaster system should do; the technician should be able to name the product.
What is different in Guildford
Guildford’s housing runs from Victorian villas and terraces on the hillside streets above the town centre, through 1930s semis in Stoughton, Burpham and Merrow, to post-war estates and a large stock of student lets around the university. The hillside is the complication. Houses on steep streets often have one elevation partly below ground, so what looks like rising damp is lateral penetration from the slope behind, which needs tanking or a drained cavity membrane rather than an injected damp proof course. Make sure the survey addressed this before the booking day. Victorian villas tend to have cellars and solid walls; 1930s semis have cavity walls and a damp proof course that is usually sound but frequently bridged by a later patio or driveway. In student lets, the landlord organises the work and must give tenants notice; tenants should still clear their rooms and protect belongings. Guildford Borough Council deals with planning and conservation consent for external changes in the town’s conservation areas, and its private sector housing team with standards in rented homes.
When to call a professional
Damp proofing is specialist work, and the contractor should be a Property Care Association member with technicians trained for the system they are installing. Plaster removal in a house built before 2000 needs asbestos checking first, particularly textured ceilings and old wall coatings nearby. Any electrical alteration on the affected walls must be done by a registered electrician; new circuits and consumer unit work in England are notifiable under Part P of the Building Regulations and should be done by a competent person registered with NICEIC, NAPIT or a similar scheme. Radiators are a plumber’s job. Waste must leave with a registered carrier, and you keep a duty of care for it until it does.
After the work
Get the guarantee, the product data sheets and a written drying and decoration schedule before you make the final payment. Keep the pre-work photographs with them. If you have not yet chosen a contractor, or the survey raised more questions than it answered, describe the house and the problem to The Household Daily’s help desk and we will help you take the next step.
Questions people ask
How long does damp proofing take in a Guildford terrace?
As a rough guide, injection and plaster removal on one or two walls takes a day or two, with replastering a few days later. Drying before decoration takes weeks to months. Ask the contractor for a written programme before the booking day.
Do I need to tell my neighbours about damp proofing work?
Yes, in a terrace or semi. Drilling a party wall is noisy, and a damp proof course works best if it continues to the boundary. Some contractors ask the neighbour for permission or access. It is a courtesy that avoids complaints.
Can I decorate straight after damp proofing?
No. New plaster and the masonry behind it must dry, and painting too soon with vinyl emulsion traps moisture. Follow the contractor's written drying schedule; a breathable finish is usually recommended for the first decoration.
My Guildford house is on a slope. Is injection the right fix?
Possibly not. Walls that are partly below ground on a hillside often suffer lateral penetration rather than rising damp, which calls for tanking or a drained membrane. Make sure the survey considered this before you book injection work.
